Reservations

How can I make a reservation?

It is very easy. In the page of your apartment of choice click "Book", fill out the attached form and click "Submit". We will contact you and send the necessary details to complete the pre-payment of the reservation which will consist of 30% of the total amount of the stay. For long period stays please get in touch with us.

Payment can be made by bank transfer or credit card. We accept Visa and MasterCard. There will be an additional 2.5% fee for bank charges.

When do I have to pay for my reservation?

Once we send you the information needed to pay the 30% of the total amount of your stay, you will have 48 hours to send us the bank transfer notification or the form authorising the payment via credit card. During this period, we will provisionally block your selected apartment. Should we fail to receive the payment information we will cancel the booking.

The remaining amount will have to be settled prior to your arrival or in cash at the time of check-in. Please let us know in advance if you wish to pay by credit card on arrival (an additional 2.5% fee will be added to your bill for bank charges).

Do I have to pay a deposit?

Upon arrival we will ask you to pay a deposit against damages, which will be fully refunded on departure provided there are no damages to the apartment. The deposit will vary between 300 and 500 euros depending on the length of your stay.

What is the procedure for last-minute bookings?

In this case, please contact us by email or telephone and we will inform you how to proceed.

When will I receive the confirmation of my booking?

No bookings will be deemed confirmed until you receive an email from ARbarcelona confirming your stay. This email will be sent once we have received the payment of 30% of the total amount of the stay as well as any information requested at the time of booking.
We will email you the booking confirmation with all the details including your confirmation reference.

How can I cancel my booking?

All cancellations must be made by e-mail or fax.

Are there any refunds in case of cancellation?

The amount paid to confirm the booking (30% of the total stay) will not be refunded even in the case of force majeure. Please read carefully our Cancellation Policy. We strongly recommend that you purchase travel insurance.

Can I make changes to my booking?

You can make changes subject to the availability of the apartments.

Do prices include local taxes?

No. A 10% VAT tax will be added to your bill.

Are the prices per person or per apartment?

Prices are per apartment.

Is there a minimum length of stay?

Yes. There is a minimum stay of three nights. For shorter stays please contact us directly.

Cancellation Policy

If for any reason, including force majeure, you have to cancel your booking we will not refund the 30% of the total amount paid to secure the booking. However, we will allow you to put this amount towards a future stay with ARbarcelona provided that the cancellation is made 45 days in advance of the check in date.
Please inform us of your cancellation as soon as possible by email (info@arbarcelona.es) or by fax (+34 93 414 32 74).

If you wish to cancel a reservation that has already been paid in full the refundable amount will vary according to the period of time left for your arrival. If the cancellation is made:

  • More than 45 days in advance of arrival we will refund 70% of the total rent.
  • Between 45 to 15 days prior to arrival we will refund 50% of the total rent.
  • Between 15 to 7 days prior to arrival we will refund 30% of the total rent.
  • Less than 7 days prior to arrival or in case of no show there will be no refund.

Any amounts will be refunded as per the method used for payment (credit card or bank transfer).

If the cancellation is due to circumstances beyond your control or due to force majeure the cancellation policies stated above will still apply. We strongly recommend you to purchase travel insurance.

Upon arrival to the apartment

How will I know how to get to the apartment?

Along with your booking confirmation you will get exact details and directions of how to get to the apartment.

How will I get the keys to the apartment?

You should let us know well in advance your estimated time of arrival in Barcelona so that we can arrange a convenient time for the check-in at the apartment. The booking confirmation will include the telephone number you have to call upon arrival to the city. Should you be delayed please let us know immediately. A member of our team will be waiting for you in order to hand you the keys (usually two sets) and show you around the apartment. You will be asked to sign the contract, settle the remaining amount and pay the deposit.
Once you are settled in no refunds will be made unless force majeure issues beyond ARbarcelona’s control arise and we are not able to fully rectify them.

What is the check-in time?

From 14:00 hours although on some occasions an earlier check-in will be possible depending on the occupation of the previous day. If you arrive before 14:00 hours you may leave your luggage in the apartment whilst it is being prepared.
Arrivals after 21:00 hours will have a surcharge of € 25.00 and later than 23:00 hours will have a surcharge of 50.00 €.

What would happen if for any reason I am late for check in?

The email we will send you with the booking reference contains our contact details. If you are delayed, please contact us to re-arrange an alternative check-in time.

Is there a car park?

Not all of our apartments come with an allocated parking space but there are car parks around our properties that provide an excellent service for reasonable fees.

Who can stay in the apartment?

Only the people listed in the reservation form have the right to stay in the apartment. The number of people sleeping in the apartment shall never exceed the maximum capacity of the flat stated in our website. Should this be violated, ARbarcelona reserves the right to ask you to leave the flat.

Who will be responsible for good conduct?

The person signing the reservation form is responsible for the good conduct of all the guests. In case of misconduct, ARbarcelona will kindly ask you to leave the apartment. The rent and deposit will not be refunded.

Will I be asked for any ID upon arrival?

All occupants will have to provide their passport numbers, full name, address and age during the booking process. Upon arrival, you will be asked to show some form of ID. Please remember that only the people included in the reservation form are allowed to stay in the apartment.
Should ARbarcelona detect the presence of an unidentified person, the company has the right to demand the customers’ immediate departure. No moneys will be refunded and the guests will have no right to claim any form of compensation.

Standards of Conduct in the Apartment

It is strictly forbidden for guests to exceed the maximum capacity of the apartment, which will be stated on the reservation contract.

We kindly ask you not to make unreasonable noise (loud voices or music…) after 21:00 hours.

Parties are not allowed.

Meetings in the landing or at the building entrance are not allowed. We are committed to the neighbour’s right to rest and to respectful behaviour in the building and we will not tolerate guests who do not respect these norms.

Please make sure that the entrance door to the building is closed and lock the door to the apartment when leaving. Should you lose the keys, we will charge your for the duplication costs and, if necessary, for the change of lock.

Please do not leave the lift door open and do not exceed the maximum weight allowed.

Metal objects should not be placed in the microwave.

The Spanish electrical system operates at 220V.

Do not leave rubbish bags in the landings or at the entrance of the building. Rubbish bags should be placed in closed containers built for that purpose located near the apartment.

Smoking is not allowed in the apartment. You may smoke in the balcony or terrace.

Please switch off the lights and air conditioning when leaving the apartment. We try to keep low prices as well as helping the environment.

It is forbidden to use the apartment for any purpose other than as a dwelling.

Please do not move furniture around the apartment.

Any damage to the apartment or its contents should be immediately reported to ARbarcelona.

Should guests not comply with proper standards of behaviour you will be asked to leave the apartment and you will not be entitled to a refund.

When leaving the apartment

How will I get the deposit back and return the keys to the apartment?

Please notify us of your departure time two days in advance. A member of ARbarcelona will meet you at the agreed time to pick up the keys and refund your deposit after having checked the state of the apartment. For check-outs prior to 7.00 hours, the deposit will be refunded by bank transfer and you will be charged between €3 to €10 for bank charges. You will be charged €50 should you lose the keys.

What is the check-out time?

Check out time is at 11:00 hours. On request, we can occasionally agree to a later check out time.

Can you provide me with an invoice?

Yes, of course, provided that it is requested 24 hours in advance.
